The Couenants, Conditians and Restrictions (CC&Rs) shall pravide for the maintenance of aU infrastructure and utilities wi#hin the praject site ar canstructed with encroachment permits within #he Finger Avenue right-of-way to serve the praject which serve twa or more lats and are not accepted by the City or a utility company far maintenance. This shall include, but not be limited ta, the private raadway, the fi�e shared parking spaces, sidewalk, common landscaping, and the stormwater drainage and sewer collectian syst�ms. The CC&Rs shall be submitted to the City Engineer or designee for review and approval prior to Fina! Map appro�al. The CC&Rs shali be recorded with the Final Map. 25.All infrastructure and utilities serving two or more lots shall be located within easements to pro�ide for ongoing maintenance and possible replac�ment. The easements shall be ta individual praperty owners or the Homeawners Association, or, where the utilities and infrastructure is to be accepted by the City or a utility company, a Public Utilities Eas�ment shali be provided. These easements shall include a public utilities easement ta the satisfaction of the City Engineer, if the City accepts the water and sewer mains within the private street far maintenance purposes. Thes� easements shall be shown on the Final Map. 26.Appficant shall submit imprav�ment plans which include complet� sets of plans, prafiles, cross sections and specificatians for the propased impro�ements wnich shail be in conformity with the current design standards in force and th� standard specifications of the City unl�ss exceptions have been granted, on reproducible material, in a farm acceptable to the City Engineer ar designee For his review and appro�al. The minimum subdivision improvements that shafl be required include the foifowing: a. Grading, curbs, gutters, pa�ing & monuments within street rights-of-way. b. Dri�eways, sidewalks or pedestrian paths a�d similar features. c. Street name signs, traffic warning signs, required traffic and crosswalk lin�s, and similar devices including traffic calming measures, all in accordanc� with standard specifications of th� City, d.
