09/10/2012 <br /> 18. Lots 1, 2, 3, and 4 shall have recorded "no-build" easements for the portion of <br /> the lots within the setbacks set forth in Condition of Approval no. 2 on the Final <br /> Map. The easement shall provide that no permanent structures, except fencing, <br /> and no impervious surFaces such as paving or impervious decks may be <br /> constructed within the easement area, and that fencing may not extend beyond <br /> the top of the bank. The applicant shall prepare and record the easement which <br /> shall be reviewed and approved by the Planning Manager or designee prior to <br /> recordation. <br /> 19.The houses on Lots 1, 2, 3, and 4 along the creek shall be constructed on <br /> drilled pier and grade beam foundations. The sizing and depths of these piers <br /> shall be determined by the project's geotechnical engineer in the detailed <br /> geotechnical study to be submitted in conjunction with the building permit <br /> applications for these houses and shall be reviewed and approved by the City <br /> Engineer. <br /> 20.The applicant shall be responsible for providing enhanced landscaping along <br /> the creek, which shall include planting additional native trees and vegetation to <br /> promote a more natural character to the creek. Prior to or in conjunction with <br /> the filing of improvement plans for the site improvements, the applicant shall <br /> submit detailed landscaping plans for review and approval by the Community <br /> Development Department for the enhanced landscaping, include all vegetation <br /> removal, any grading, proposed species and specimen sizes, location of <br /> planting, temporary and permanent irrigation. <br /> 21.The fencing along the rear yards of Lots 1 2, 3 and 4 shall be decorative, such <br /> as wrought iron or split rail finished in dark or earth-tone colors. The fencing <br /> may not extend beyond the top of bank of Cordilleras Creek. The fencing <br /> parallel to the creek shall be constructed as part of the subdivision <br /> improvements. There shall be a gate constructed in the fence for each of the <br /> four lots adjacent to the creek. The specific design, materials and color of the <br /> fencing shall be submitted as part of the subdivision improvement plans and <br /> shall be to the satisfaction of the Planning Manager or designee. <br /> 22.Applicant shall obtain Architectural Permits in accordance with Article 45 of <br /> the Zoning Ordinance for the proposed houses prior to issuance of a Building <br /> Permit. The proposed house designs as modified to comply with conditions <br /> herein shall be approved by the Planning Manager or his/her designee. As <br /> proposed by the applicant, the houses shall include at least the following <br /> sustainable design strategies: <br /> a. The following materials shall be used in the structural frame and building <br /> envelope: <br /> i. Wood I-joist or web trusses for floors, <br /> ii. Wood I-joists for roof rafters, <br /> iii.
