Private street-facing side yard setback: <br /> 1. Lot 6 - 5' to 13' where 15' is required <br /> 2. Lot 7 - 6' and 8" where 15' is required <br /> Garages: <br /> a. Front yard setback for Lot 1 of 19' where 20' is required <br /> b. Side yard setback: <br /> 1. Lot 1 - 3' where 6' is required <br /> 2. Lot 3 - 4' where 6' is required <br /> 4. Rear yard setback for Lot 7 (detached garage) of 3' where 6' <br /> is required. <br /> Setback modifications are all internal to the project site and so <br /> will not be readily visible from the public right-of- way with the <br /> exception of the Lot 7 residence that would have a private street <br /> facing sideyard setback of 6' & 10" where 15' is normally <br /> required. This setback modification will allow the proposed <br /> residence to frame the private roadway, creating a more <br /> desirable streetscape aesthetic, while providing greater distance <br /> /privacy (15' setback where 6' is the standard) between the <br /> proposed residence and the existing neighboring property. <br /> Lots 5, 8 & 9 would have setbacks ranging from 6 to 14'.
