The final product will be a series of diagrams illustrating compatibi�ity themes and <br /> concepts. <br /> Product: <br /> • Compatibility diagrams <br /> Task 5: Floor Area Ratio <br /> Consultant will first compare FAR regulations from San Mateo County and other <br /> applicable jurisdictions for background and applicability. Then, based on the <br /> Neighborhood Typology Research in Task 2, GIS data, and assessor records, <br /> Consultant will estimate FAR ranges for each neighborhood typology. <br /> Products: <br /> • FAR regulations comparison matrix <br /> • FAR range estimates for each neighborhood typology <br /> Task 6: Community Meetings <br /> Consultant will attend up to two community meetings to receive input on Neighborhood <br /> Typolgies, Site Conditions, Compatibility, and FARs. The assumption is that there <br /> would be meetings in two different locations (to be determined by staffl with the same or <br /> similar agendas for each. The meetings will be focused on obtaining input from <br /> community members. As background, the presentation will provide an overview of <br /> research and findings from Tasks 2 - 5. <br /> Products: <br /> • 2 Community Meetings <br /> • PowerPoint and/or large-format boards for presentation <br /> Task 7: Draft Design Guidelines and FARs <br /> Consultant will prepare a first draft of design guidelines and FAR standards for <br /> residential neighborhoods. Depending on the findings and community input, guidelines <br /> may correspond to neighborhood typologies described in the Built Environment section <br /> of the General Plan Urban Form and Land Use Element, but alternatively may be more <br /> issues-based. <br /> Product. <br /> • Draft Design Guidelines and FAR standards <br /> Task 8: Community Meetings <br /> Consultant will attend up to two community meetings to receive input on the Draft <br /> Design Guidelines and FARs.
