• Size of addition Consultant will utilize a combination of research previously conducted by the City's intern, GIS databases, internet aerials and streetviews, and field reconnaissance. The final product will be a series of Neighborhood Typology sheets. There will be one sheet per neighborhood type, organized similar to a form-based code with descriptions of character-defining features. The character-defining features may serve the basis for design guidelines and/or streamlined project review. Product. • Neighborhood Typology Sheets— 1 sheet per neighborhood Task 3: Site Conditions In conjunction with Task 2 - Neighborhood Typology Research, Consultant will evaluate site conditions in Redwood City residential neighborhoods, including: • Up-sloping • Down-sloping • Average slope • Size of parcel • Mature landscaping • Watercourse The site conditions may correspond to neighborhood typologies described in the Built Environment section of the General Plan Urban Form and Land Use Element, but alternatively may be more issues-based. The final product will be a series of site conditions "primer" sheets that describe the design issues for each site condition. Product. • Site Condition "Primer" Sheets— 1 sheet per issue or neighborhood(tbd) Task 4: Compatibility In conjunction with Tasks 2 - Neighborhood Typology Research and 3 - Site Conditions, Consultant will evaluate compatibility issues in Redwood City residential neighborhoods, including: • Existing buildings compatibility • Street/ Block compatibility • Neighborhood compatibility The compatibility findings will most likely correspond to neighborhood typologies described in the Built Environment section of the General Plan Urban Form and Land Use Element.
