EXHIBIT A <br />TO CONSTRUCTION AND REIMBURSEMENT AGREEMENT FOR THE <br />DOWNTOWN PUBLIC PARKING FACILITY <br />CITY OF REDWOOD CITY <br />SCOPE OF WORK <br />Developer shall perform the following Services in accordance with the Construction and <br />Reimbursement Agreement for the Downtown Public Parking Facility. <br />Approval of Construction Documents. <br />A. All design documents and construction contracts shall be submitted to the City <br />and Agency for review and approval in accordance with the Schedule of Performance <br />attached as Attachment 4 to the DDA, and shall be in accordance with the City's revised <br />specifications entitled "Engineering Standards of the City of Redwood City," adopted <br />January 5, 1998 which standards are on file in the office of the Manager, Engineering <br />and Construction Department. The Public Parking Facility shall also be constructed in <br />strict compliance with the provisions of Article VII, Chapter 29 of the Code of the City of <br />Redwood City. If any conflict exists between the construction documents and said <br />Chapter 29 in regard to the standard for a particular improvement, the stricter standard <br />shall govern. <br />B. Developer shall use commercially reasonable efforts to cause all of the <br />Work to be completed in accordance with the Schedule of Performance, subject to such <br />exceptions and time extensions allowable under Section 3 below; <br />C. Developer shall have all construction documents for the Public Parking Facility <br />processed through to all agencies with jurisdiction prior to commencement of <br />construction. <br />2. Award of Contracts for Construction. <br />A. Developer shall obtain at least three (3) competitive bids for each <br />construction trade or discipline involved in construction of the Public Parking Facility in <br />general conformance with the City of Redwood City's procurement requirements, or, if <br />Developer cannot obtain three bids after diligent efforts to do so, Developer shall <br />otherwise satisfy City and Agency that the price for a particular trade or discipline is fair <br />and reasonable. Developer shall provide City and Agency with copies of any and all <br />bids promptly upon written request. <br />B. As provided in Attachment 8 of the DDA, the Parking Facility Cost will be <br />based on the lowest responsive, responsible bids received. If Developer, City and <br />Agency wish to accept a bid other than the lowest responsive, responsible bid for any <br />part of the Public Parking Facility, Developer shall be responsible for identifying cost <br />savings acceptable to the City and Agency to offset the costs: <br />Atty/Agr/Agr.147 <br />101403 Final <br />L.
