Redwood City, California 94063 (650) 780-7234 Fax (650) 780-1}128 <br /> <br />October 17, 2002 <br /> <br />Mr. John Baer <br />JMS Development Partners <br />1 601 Laurel Street <br />San Carlos, Ca. 94020 <br /> <br />Subject: Issuance of Variance and Use Permit <br /> Project Nos.: V - 10223-01 and UP - 10184-01 <br /> Property Address: 150 El Camino Real <br /> Assessor!s Parcel Number: 052-064-100 <br /> <br />Dear Mr. Baer <br /> <br />Your application for a Variance and Use Permit to allow a "mixed use project" consisting <br />of 13,466 sq. ft. office space on the first two floors, seven rental residential units on the <br />third floor, and underground and surface parking located at 150 El Camino Real was <br />considered by the Zoning Administrator at a public hearing held on October 16, 2002. <br />The Variance is required per Section 32.9 (B) of the Zoning Ordinance because the <br />project only allows 992 sq. ft. of public open space where 2200 sq. ft. is required. Also <br />a Use Permit is required per Sections 15.12 (C) and 15.12 (M) of the Zoning Ordinance <br />for office development which is greater than 10,000 sq. ft. in the "CG" (General <br />Commercial) Zoning District and also for all mixed-use developments within the City. <br /> <br />The Zoning Administrator was able to make the following findings, and approved the <br />Variance and Use Permit subject to the conditions of approval listed below: <br /> <br />VARIANCE <br /> <br /> Findings: <br /> <br /> i. Special Circumstances: Special circumstances do apply on the subject property. <br /> Due to prior site contamination and on-going soil and ground water monitoring, the <br /> type and amount of open space that can be provided on the site is limited nor can <br /> any residential development occur on the ground floor. The project design is unique, <br /> with residential units separated from the grouna floor by two-stories of office <br /> development, and results in a desirable new development for Redwood City's <br /> commercial corridors. Because the majority of the ground floor is dedicated to <br /> required parking and commercial space, this mixea use design does not allow the <br /> <br /> <br />
