The ARC will review the additional project details after the Planning <br />Commission decision and input on the following: <br />CONCEPTUAL/_ Y APPROVED AND CONT-INUED <br />Site Plan: <br />· The ARC members recommend that the site driveway entrance be located on <br /> Avondale. This recommendation shall be passed on to the Planning Commission <br /> in that it is an issue that may involve public comment. <br />· 'Flipping the site' plan, with the building located at the corner, and allowing for <br /> more substantial architectural treatment of the north elevation, is an alternate <br /> site layout that should also be explored with the Planning Commission. <br />Elevations: <br />· North (Mountain IVlike's Pizza): All members agreed that this elevation <br /> continues to need work. A combination of fire-rated fenestration (e.g. glass <br /> block), more substantial trellis, re-massing by moving the staircase, a more <br /> strongly defined top, middle, and base (e.g. wrap banding), and expression of <br /> the interior geometry are recommended. <br />· South (Avondale): Better integrate the top (housing) with the bottom (office). <br /> Hodulate the roof. <br />· West (Parking lot): The chimney proportion should be reworked to match the <br /> front chimneys. Rework the proportions of the central 'pop-out.' <br /> END OF EXCERPT <br /> <br /> Please Note: The Planning Commission determined that the driveway should be <br /> located on El Camino Real with the building oriented to the corner. Thus, only <br /> the comments related to the elevations should be addressed for a final review <br /> before the ARC prior to submittal of the Building Permit. <br /> <br /> <br />
