The applicant shall.provide a Noise Report to Redwood City Community <br /> Development Services, and shall submit plans to mitigate noise from El <br /> Camino Real and CalTrain in the residential units in accordance with industry <br /> standards prior to issuance of the Building Permit. <br /> <br />::[7. The applicant shall submit a Photometric Lighting Plan with a photometric <br /> site plan prior to issuance of the Building Permit, for review and approval by <br /> Community Development Services to insure that the project is adequately lit, <br /> without creating glare in the public right-of-way or on adjacent parcels. <br /> <br />18. The developer shall obtain all necessary clearances from the San Mateo <br /> County Health Services Agency pertaining to previous soil and water <br /> contamination on the site prior to issuance of the Building Permit. <br /> <br />19. 'No Left Turn' signage shall be posted for out-going traffic at the project <br /> driveway on El Camino Real. <br /> <br />20. The developer agrees to pay a traffic mitigation impact fee of <br /> approximately $53,605 ($3.45/square foot for office space, $1021,08/unit for <br /> housing, exact amount to be determined at time of Building Permit review), <br /> to be collected prior to issuance of the Building Permit. <br /> <br /> 21. The applicant shall submit a Construction Vehicle Parking Plan, <br /> Construction vehicles shall not park on the street frontage of adjacent <br /> residential properties on Avondale and Finger Avenues or in the adjacent <br /> neighborhood. <br /> <br />,22. For the proposed reduction in open space, the developer shall obtain a <br /> Variance form the Zoning Administrator and agrees to pay a park-in-lieu <br /> fee based on amount of open space that is not provided and the appraised <br /> value of the property. <br /> <br /> 23. The project shall meet all necessary requirements of the Redwood City Fire <br /> Department including a fire sprinkler system for the project. <br /> <br /> 24. The developer shall obtain a Building Permit from Redwood City <br /> Community Development Services prior to construction activities. <br /> <br /> 25, The developer shall submit utiiity pians for review by Redwood City <br /> Community Development Services prior to issuance of a Building Permit. <br /> <br /> Page S of 4 <br /> <br /> <br />
