a reasonable profit return. <br /> <br /> 22. Renewal of Agreement. Unless otherwise terminated <br /> <br />by mutual agreement of the parties hereto, this agreement shall <br />terminate as of the expiration of the term or renewal terms <br />specified in paragraph 1 hereof. Within six (6) months prior <br />to said termination date, either party may give the other <br />notice in writing of an intent to negotiate a new license agree- <br />ment. Upon receipt of said notice, both parties agree to <br />negotiate to endeavor to reach agreement on a new license which <br />would become effective hereafter. <br /> <br /> City hereby grants Company the first right of refusal to <br /> <br />a new license. <br /> <br /> 23. Non-Performance. In the event Company is unable to <br />perform its obligations hereunder by reason of Act of God, fire, <br />destruction of its facilities, or a strike or work stoppage, <br />such non-performance shall not be considered a violation of this <br />agreement, provided that Company makes its best efforts with <br />management personnel available to assist City in continuance <br />of the garbage collection and removal services pending re- <br />sumption of Company's normal operations. <br /> <br /> 24. Notices. All notices required hereunder shall be in <br />writing and delivered in person or transmitted by the United <br />States Postal Service certified mail, postage prepaid, and <br />addressed as follows: <br /> <br /> (a) Notices to City: <br /> <br /> City Manager <br /> City Hall <br /> P.
