a. Designation of land uses; <br /> <br /> b. Reparcelization of the Project Site consistent with the general <br /> concept of the Development; <br /> <br /> c. Street layout, parking provisions and traffic circulation; <br /> <br /> d. Any street abandonments; <br /> <br /> e. Preliminary estimates of relocation costs for existing businesses <br /> and residents, if any. <br /> <br /> f. A financial feasibility study showing how the Project Site can be <br /> assembled and the Development constructed, with a projection <br /> (pro forma) of the expenses and revenues of the Development. <br /> The financial feasibility study also shall include the terms of any <br /> participation proposed for the Agency or the City of Redwood City <br /> and how the remainder of the financing of the Development is to be <br /> accomplished. <br /> <br /> 5. ACQUISITION COSTS. The purchase price, rental or other <br />consideration to be paid by Developers for any parcels to be acquired under the <br />DDA shall be determined during the Negotiation Period. <br /> <br />6. PROCESSING DEVELOPMENT CONCEPT. <br />a. Architectural Concept. A design development process shall be <br />established upon commencement of negotiations hereunder, which process shall <br />include design review and approval by City's Architectural Review Committee, <br />City's Planning Commission and the Agency prior to execution of a DDA.
