By motion, approve the Final Map for 115 condominium units, and accept the <br /> dedication of a Public Service Easement and Emergency Access Easement. <br /> 2. By motion, approve and authorize execution of an Improvement Agreement with <br /> Peninsula Park, LLC. <br /> 3. By motion, approve and authorize execution of a Landscape Maintenance Agreement <br /> with Peninsula Park, LLC. <br /> 4. By motion, approve and authorize execution of a Stormwater Treatment Measures <br /> Maintenance Agreement with Peninsula Park, LLC. <br /> BACKGROUND <br /> R.C. Peninsula Park, LLC is the Owner of Record of said real properties located at 650 <br /> through 660 Bair Island Road, Redwood City, California. <br /> On December 17, 2007, City Council approved the Development Agreement and <br /> Precise Plan for the Peninsula Park development project. On July 20, 2010 a Vesting <br /> Tentative Map was approved by Planning Commission for a multi-family residential <br /> development that will include 231 townhome (condominium) housing units, 10,000 <br /> square feet of retail space, and a 200 room hotel. A first 4-lot subdivision was approved <br /> on June 13, 2011 to allow construction phasing and a configuration wherein the <br /> proposed hotel is committed to a unique parcel and the other three parcels will be <br /> configured for future residential subdivision. On September 12, 2011, a Final Map was <br /> approved by Council for the second of the original 4 parcels that was being <br /> resubdivided into 56 condominium units and submitted to both the City and the State's <br /> Department of Real Estate for approval. On July 9, 2012, a Final Map for this same <br /> parcel was approved by Council which resubdivided the second parcel into 60 units <br /> instead of 56. <br /> ANALYSIS <br /> This is a Final Map approval for a portion of the third of the original 4 parcels that is now <br /> being resubdivided into 115 condominium units (Parcels 3A and 3B) and a designated <br />
