The remaining housing units and hotel will be submitted for <br /> consideration and approval to City Council at a later date. Additional final map(s) are <br /> anticipated for the designated remainder parcel. <br /> The Owners' surveyor, Mountain Pacific Surveys, has completed the Final Map in <br /> accordance with the Subdivision Map Act, Redwood City Ordinances, and to the <br /> satisfaction of the City's Engineering Division. Covenants, Conditions and Restrictions <br /> (CC&R's) were previously submitted and completed to the satisfaction of the City <br /> Attorney's office with the Parcel 2 Final Map. A Declaration of Annexation has been <br /> completed in order to incorporate these 115 condominium units (Parcels 3A and 3B) <br /> into those same CC&R's. <br /> The Owner's engineer, KPFF Consulting Engineers, has completed improvement plans <br /> in accordance with the Redwood City Standards and to the satisfaction of the City <br /> Engineer. Improvements include grading and paving; surface improvements including <br /> curb, gutter, sidewalk, and public access paths; sanitary sewer mains and services; <br /> water mains and services; a storm drainage system; site lighting; landscaping and <br /> irrigation; and joint trench facilities. <br /> The developer's subcontractors have posted bonds in the amount of $1,000,000 as <br /> required by the agreement. The developer anticipates completion of all Parcel 3A and <br /> 3B improvements in 2013. All work associated with this project is being paid for by the <br /> developer. <br /> ALTERNATIVES <br /> Council may choose not to approve the subdivision and/or accept the easements as <br /> dedicated. <br /> FISCAL IMPACT <br /> There is no fiscal impact to the City as a result of this action. <br /> ENVIRONMENTAL REVIEW <br /> An Environmental Impact Report (EIR) was prepared for this subdivision under the <br /> purview of the California Environmental Quality Act. The EIR was certified by the <br /> Redwood City Planning Commission on June 2003, with an addendum issued October <br /> 2007. <br />
