arrac 7.A. - Page 31 <br /> under the circumstances of this particular case, be <br /> detrimental to the health, safety, peace, morals or general <br /> welfare of persons residing or working in the neighborhood <br /> of the Project, or be detrimental or injurious to property or <br /> improvements in the neighborhood of the Project, or to the <br /> general welfare of the City, because the Project has been <br /> found to be consistent with the community goals <br /> established in the City's General Plan and Zoning <br /> Ordinance. <br /> Section 4. Parking Exception and Modifications: The City Council <br /> finds that: <br /> a. The parking exception and modifications for 805 vehicle <br /> spaces (702 residential spaces and 103 guest spaces) instead <br /> of 925 vehicle spaces (822 residential spaces and 103 guest <br /> spaces) conforms to the intent of, and will appropriately <br /> implement, Zoning Ordinance Articles 46.7.A.6 and 30.5 (A) <br /> for the Pete's Harbor Project. <br /> b. The Project, including the parking exception and <br /> modifications, will provide an environment of physical and <br /> functional desirability, in harmony with the character of the <br /> surrounding neighborhood. <br /> Section 5. Vesting Tentative Map (TM2012-02): The City Council finds <br /> that: <br /> a. The map, design, and improvements of the proposed <br /> subdivision are consistent with the City of Redwood City <br /> General Plan and the applicable provisions of the City of <br /> Redwood City Municipal Code, the City of Redwood City <br /> Zoning Ordinance, and all applicable subdivision <br /> improvements requirements; <br /> b. The site of the proposed subdivision is physically suited for <br /> the type and density of the proposed development; <br /> c. The design and proposed improvements are not likely to <br /> cause substantial environmental damage, substantially injure <br /> fish, wildlife or their habitat, or cause serious public health <br /> problems; and <br /> d. The design and proposed improvements will not conflict with <br /> essential public easements for access through, or use of, <br /> property within the proposed subdivision. <br /> Section 6. The Planned Development Permit, including the parking <br /> exception and modifications, and the Vesting Tentative Map (TM2012-02) are <br /> hereby granted based on the City Council's consideration of the 2003 EIR, <br /> Addendum No. 1, and Addendum No. 2 to the EIR and in accordance with the <br /> ATIY/RE50.2825/PETE'S HARBOR <br /> REV:01-24-13 VR <br /> Page 4 of 15 <br />
