The applicant shall submit a detailed landscape plan in accordance with the Pete's Harbor Residential Community Plan, the City's landscaping and water conservation requirements and guidelines. Engineering Conditions 9. Applicant shall contribute its fair share or construct improvements per the East 101 Infrastructures Fair Share Plan. The City has an Infrastructure Plan for any development East 101, which establishes fair share mitigation for public improvements in the project vicinity including roadway improvements, water and sewer line upgrade, etc. The applicant would be required to contribute to this program based on the number of equivalent dwelling units established in the project. 10. Project must meet fire flow requirements as established by the Fire Department which are based on the International Fire Code and the California Fire Code. Fire flow tests are typically performed during the preliminary design phase but must be completed prior to submittal of final design. Applicant shall contact the Fire Department for fire flow requirements, and then submit a written fire flow test request to Engineering. 11. Applicant shall be responsible for the installation on the west side of Highway 101 of any water line connections necessary to meet the project's fire flow requirements. 12. Grading shall be performed in accordance with Volume III, Part II of the City's Engineering Standards (www.redwoodcitv.or�/cds/en�ineerin�/ standards/ desi�n/Partv). Soil or other construction materials shall not be stockpiled in the public right-of-way. Applicant shall submit cut/fill volumes (CY) for all soils to be imported to or exported from the site. 13. Applicant shall apply for and obtain a Grading Permit. Prior to Grading Permit issuance, the applicant shall submit a Plot and Finished Grading Plan prepared by a California registered Civil Engineer. 14. All utilities shall be designed in accordance with the City's Engineering Standards. All onsite private utilities shall also be designed to meet City's Engineering Standards or in accordance to City's design practice. 15. Applicant shall evaluate and determine the project's impact to the City's wastewater system.
