Thirty motorcycle spaces (not included in the above <br /> totals) also would be provided, as would bike racks, throughout the site. <br /> �b) Differences. Including both the Pete's Harbor and Peninsula Marina properties, the 2003 <br /> EIR project evaluated 1,930 condominiums on approximately 30.87 acres of land identified for <br /> residential use, including associated public and private outdoor space. The 2003 EIR project <br /> residential breakdown included: (1) approximately 1,831 condominiums in 13 multi-story <br /> buildings with a maximum height of 260 feet, and (2) 99 townhouses 24 feet in height. The <br /> overall density of the 2003 EIR project residential areas was approximately 62.5 units per acre <br /> (1,930 units/30.87 residential acres). <br /> The 13.21-acre Pete's Harbor portion of the 2003 EIR project included 633 residential units, <br /> including associated public and private outdoor space, in an array of five 21-story residential <br /> towers (up to 240 feet in height), and numerous low-rise residential flats and townhouses. The <br /> overall density of the 2003 EIR Pete's Harbor residential area was 54.81 units per acre (633 <br /> units/11.55 residential acres). The current Pete's Harbor project would include 411 apartments, <br /> or 65 percent of the residential units previously proposed, at a density of 38.52 units per acre. <br /> In summary regarding the residential components of the various past and present proposals, the <br /> 2003 EIR evaluated a proposal totaling 1,930 multifamily residential units on two non- <br /> contiguous properties (Peninsula Marina and Pete's Harbor). The 2007 Addendum evaluated <br /> 796 multifamily units on one of those properties (Peninsula Marina/Peninsula Park, now One <br /> Marina). Currently, a total of 642 multifamily units are either under construction (One Marina = <br /> 231 units) or proposed (Pete's Harbor= 411 units) on the two properties. <br /> Parking for 2003 EIR project residents and visitors (3,860 spaces, or 2 spaces per unit) was <br /> located on-site in enclosed structures (3,357 spaces) and on surface lots (503 spaces), <br /> including 1,266 spaces (2 spaces per unit) for Pete's Harbor, located in enclosed structures <br /> (1,087 spaces) and on surface lots (179 spaces). For the current Pete's Harbor project, parking <br /> (805 spaces, or 1.96 spaces per unit, not including 30 motorcycle spaces) would be located in <br /> enclosed structures (680 spaces) and on surface lots (125 spaces). Each apartment in the 10- <br /> plex buildings would be provided an attached garage for one vehicle. <br /> 2.4.3 Marina Chanqes <br /> (a) Current Proiect. According to the Planned Development Permit Submittal, the Pete's Harbor <br /> project site currently contains 3.18 acres of estuarine open and intertidal water area (inner <br /> marina area--see Figure 2.5 and upcoming Figure 8.1), with approximately 115 slips. The outer <br /> marina at Pete's Harbor includes about 150 slips. The current proposal would retain both the <br /> inner and outer marinas in their current configurations. These currently commercial, for-rent <br /> marinas would be made private for project residents, but no physical changes would be made to <br /> the marinas. The project does not propose any fill into water areas. <br /> (b) Differences. The Pete's Harbor portion of the 2003 EIR project would have resulted in a <br /> reduced and reconfigured inner marina totaling 1.66 acres, for a reduction of about 1.52 acres. <br /> The reconfigured marina could have accommodated about 30 to 40 slips. The current proposal <br /> would retain the existing inner marina and its approximately 65 slips on 3.18 acres. There <br /> would be no live-aboard tenants, no sewer disposal operations, no boat re-fueling, and no <br /> commercial services at either the inner or outer marina. <br /> T.�1106951Addenduml2(10695-01).doc <br />
