No examination or insurance as to the amount of payment of real or personal property taxes is required unless the reat property tax is payable on or before the date of the policy of title insurance. e. Disburse funds, record and deliver deed when conditions of this escrow have been fulfilled by the parties. Agency shall pay all escrow, recording and title insurance charges, if any, incurred in this transaction. f. Recordation of any instruments delivered through this escrow is authorized if necessary or proper in the issuance of said policy of title insurance. The Escrow Agent shall, following recording of the deed to Agency, provide Agency with CL T A Standard Coverage Policy of Title Insurance in the amount of the purchase price of the real property vested in Agency subject only to the primed exceptions and stipulations contained in said policy. The Agency agrees to pay the premium charged therefore. g. h. Grantor(s) and Agency hereby agree that the escrow conveying the described property shall close as soon as a duly executed deed is presented to the escrow agent for recordation.
