Twenty-eight sites were selected for a variety of reasons: <br /> Fuel sales similar or greater than existing Redwood City site <br /> Warehouse sales similar or greater than existing Redwood City site <br /> Existing 16 or 20 fueling positions <br /> Fuel station that have been expanded (as is proposed in Redwood City) <br /> Table 9 summarizes the characteristics of the representative sites and shows how they compare to <br /> the existing Redwood City site. <br /> Costco Gasoline Trip Characteristics <br /> An important trend seen from trip generation studies at over 20 Costco Gasoline facilities is that <br /> trip generation is not directly related to the number of islands (or fueling positions) at a facility. <br /> Although the standard reference manual ITE Trip Generation (8th Edition) currently reports trip <br /> generation for gasoline stations based on the independent variable of fueling positions, more recent <br /> transportation studies indicate that other variables besides the specific number of fueling pumps <br /> have a much larger influence on trip generation. As such, the profession is moving towards <br /> modifying this for the gasoline station land use codes and working on studies that include different <br /> independent variables. An ITE paper was just recently published in the June 2011 ITE Journal <br /> documenting a study completed by North Carolina State University confirming these <br /> methodologies. <br /> In particular for Costco Gasoline facilities,membership base (since they are member-only facilities), <br /> market area, and adjacent warehouse activity appear to have a much greater influence on the <br /> activity levels of the associated fuel stations than whether the facility is 12, 16, or 20 fueling <br /> positions (the three typical Costco models). Furthermore, the existing conditions data collected at <br /> the Redwood City site itself confirms this as the existing 3 island station is generating essentially <br /> the same number of total trips as that seen at many 4 island facilities. <br /> Kittelson&Associates,Inc.
