RE7.A. - Page 247 Expansion Project#:11637.0 <br /> Auyus<<v,LV1L Page 35 <br /> Based on the range of data summarized in Table 11, it is apparent that trip generation for the fuel <br /> stations is not directly related to the number of islands provided. There is not a noticeable difference <br /> between the existing Redwood City 12 position facility's trip generation and that observed at 16 and <br /> 20 fueling position locations. Some 16 and one 20 position facilities have lower trip generation than <br /> that seen at Redwood City today. There are only two existing Costco Gasoline locations with 5 islands <br /> within the mainland United States and thus a limited sample size, however, there are sample sites in <br /> the database with 16 fueling positions that generate more trips than one of the 20 fueling position <br /> locations and both size facilities generate essentially the same overall range in number of trips. The <br /> data shows that trip generation for Costco Gasoline facilities may be more influenced by other factors <br /> (such as membership base, market area, and adjacent warehouse activity) than by number of fueling <br /> positions. <br /> Possible Range of Trip Generation for Redwood City Expansion <br /> Given the above data and the need to complete a detailed and thorough review of trip generation, <br /> several approaches were used to develop a range of possible trip generation estimates for the <br /> expanded Redwood City fuel station.Again,the five approaches used were: <br /> Approach #1 - Preparation of a trip generation estimate based on the trip generation <br /> observed at other 4 and 5 island Costco Gasoline facilities with equivalent or greater <br /> activity and sales than that of Redwood City, <br /> Approach #2 - Preparation of a trip generation estimate based on the highest trip <br /> generation observed at any of the other 5 island Costco Gasoline facilities in the <br /> continental United States, <br /> Approach #3 - Preparation of a trip generation estimate based on before and after data <br /> from other Costco Gasoline expansion sites and the percent increase in trips seen at those <br /> locations, and <br /> Approach #4 - Preparation of a trip generation estimate assuming a straight linear <br /> increase in trips proportionate to the increase in fueling positions (i.e., a 66% increase in <br /> trips) <br /> Approach #5 - Preparation of a trip generation estimate based on the generalized trip <br /> generation rates in the ITE Trip Generation manual <br /> Kittelson&Associates,Inc.
