The 2007 <br /> EIR evaluated the potential en�ironmental effects of a 16-pump <br /> gasolir�e station, A Use Permit was previousfy appro�ed far the <br /> �2-pump gasaline station, and the expansion to 16 fuef p�mps <br /> would be an expansion of the existing use. <br /> b. The expanded use is compatible with fhe surrounding land uses <br /> comprised af commercial and industrial uses including Orchard <br /> S�pply Hardware to the wesf, Safe Kee� Storage to the east, <br /> CaltrainlUPRR railroad tracks to the south, and Sigona's market <br /> ta the north. The Use I'ermi# Modification is limited #o fhe <br /> gasoline station expansian and resulf�ng reconfiguration of the <br /> existing on-site parking spaces and internal vehicular circulation <br /> to accommodate the gasol�ne station expansion. <br /> c. The use and its assaciated structures and facilities will nat be <br /> detrirnental to the publ�c health or safety, the general welfare, or <br /> the en�iranment. The expansion of the gasaiine station from 12 <br /> fuel pumps to 16 fuel pumps would not resuft in any new ar <br /> more severe significant envirnnmental impacts beyond those <br /> previously addresse� in the 2D07 Ef R and Addendum No. �, <br /> including noise, traffic, and air qua�ity. <br /> d. The Use and facilities will not ad�ersely affect or conflict with <br /> adjacenf uses or impede the normal deveiopmer�t of <br /> surrounding property. The proposed use would be an <br /> ex�ansion of a previously approved gas statioR use, with the <br /> expansion of tuef pumps expected to mir�imize �ehicl� queuing <br /> and wait times resul#ing in a reduction in impacts ta air quality <br /> and greenhouse gas emissions. Furthermore, na new impacts <br /> to parking have been identif�ed, and twa r�ew parking spaces <br /> would be added to the on-site paring supply compared ta the <br /> previous Project. <br /> e. Adequate public and pri�afe facilities such as utilities, <br /> landscaping, parking spaces and traffic circulation measures are <br /> or will be provided for the proposed use. Adequate public and <br /> �r�vate facifities would �e pro�ided for the proposed use in that <br /> the demand for public services would be served by currer�f <br /> facilities. Payment of de�efapment impact fees would allow <br /> school services to pro�ids adequate services, and annual <br /> review of seTVice le�els for fire and palice ser�ices would ensure <br /> acceptable levels are maintained. Ali pri�ate facilities including <br /> landscaping, parking and #raffic circufation management would <br /> b� provided and maintained by the Applicant in accardance with <br /> the City's �equirements. <br /> f. Ot�er�indings required to be made in specific zoning districts as <br /> set farth fn the Zoning Code.
