6.4.A. - Page 32 ATTACHMENT 1 <br /> 2. Incentive-Based FAR Bonus. A bonus FAR of up to 0.2 (but not to exceed a total FAR of <br /> 1.0, not includin� exceptions as applicable in Section 29.3(B)(1) above) may be <br /> permitted for projects that provide public or quasi-public open space, provided that all <br /> of the followin� conditions are met: <br /> a. Provide Quasi-Public or Public open space amountin� to at least 0.25 acres or 10 <br /> percent of the proiect area, whichever is�reater, shall be provided. <br /> b. Quasi-Public or Public open space shall include enhancements to support its use, <br /> such as benches, trails, and landscapin�. <br /> c. Public or quasi-public open space shall be bordered on at least one side bv a public <br /> street and shall be shall be accessible and fullv visible from that street. <br /> d. Si�na�e and appropriate public access to the usable open space shall be provided to <br /> clearlv indicate that the space is available for public use. <br /> e. Public and quasi-public open space Public and quasi-public open space shall be <br /> located in front of buildin�s, and shall not be located where views of the quasi-public <br /> space from the public ri�ht-of-wav would be obstructed bv buildin�s or other <br /> structures. <br /> f. A public access easement shall be recorded a�ainst the propertv that ensures public <br /> access to the portion of the proiect which qualifv it for the FAR Bonus. <br /> C. Outdoor Equipment and Facilities. <br /> 1. Trash and refuse collection and disposal facilities, and recvclin� facilities shall be <br /> enclosed bv a solid fence and screened with permanentiv maintained landscapin�. <br /> 2. Outdoor �enerators and equipment tanks shall be screen from public view bv a <br /> structure or landscapin�, shall meet all applicable safetv standards, and shall not be <br /> located within a required parkin� stall. <br /> 29.4- Minimum Pervious Area and Stormwater Re�ulations. <br /> A minimum of 20 percent of each lot shall be pervious area, to be composed of landscapin�, <br /> ve�etated open space, or permeable pavin� materials, consistent with the provisions of Section <br /> 32.12 of the Zonin� Ordinance, as that section mav be amended from time to time.
