A 6.4.A. - Page 33 <br /> 29.5- Parkin� Location and Desi�n Re�ulations. <br /> The required number of parkin� spaces, parkin� access, and loadin� shall conform to the <br /> standards in Article 30 (Off-Street Parkin� and Loadin�) of the Zonin� Ordinance, except as <br /> provided in this Section. <br /> A. Location of Parkin�. Surface and/or structured parkin� areas shall be located on the interior <br /> side or rear of the site and, wherever feasible, placed behind buildin�s. Parkin�, loadin�, <br /> and service areas shall be accessed from allevs and/or side streets, wherever feasible. <br /> Feasibilitv shall be determined bv the responsible review authoritv. Curb cuts shall be <br /> minimized and located in the location least likelv to impede pedestrian circulation. Curb <br /> cuts shall be located at least 15 feet from an intersection curb return or pedestrian <br /> crosswalk. For parcels of less than 200 feet in len�th alon� the street front, onlv one <br /> vehicular access point shall be permitted off the street front. For all other parcel fronta�es, <br /> a maximum of one vehicular access point for each 200 feet of street fronta�e is permitted. <br /> B. Landscaped Setback of Parkin�. Surface and structured parkin� areas shall be set back no <br /> less than ten (10) feet from adiacent buildin�s and streets, and shall be landscaped in <br /> accordance with Section 30.17 (Improvements for Parkin� and Loadin� Facilities). In <br /> addition: <br /> 1. From streets. Where surface parkin� is located between a buildin� and a street, a <br /> landscaped setback at least two feet wide must be provided between the parkin� area <br /> and the adiacent ri�ht-of-wav. The landscapin� shall be planted and maintained in a <br /> manner that provides thorou�h screenin� of the parkin� use from the public ri�ht-of- <br /> way• <br /> 2. From on-site buildin�s. Surface and structured parkin� areas must be separated from <br /> on-site buildin�s bv a minimum distance of six feet, which mav be occupied bv <br /> landscapin� or required walkwavs. <br /> C. Parkin� Structure Desi�n. Any parkin� structure with at least one floor of parkin� at�rade or <br /> above, and which is visible from a public ri�ht-of-way, shall incorporate the parkin� <br /> structure into the buildin� desi�n with wrapped uses with windows viewable from the <br /> sidewalk alon� the �round floor, or two or more of the followin� features: (1) display or <br /> shoppin� windows; (2) landscape material (e.�., foundation plantin�s, vertical trellis with <br /> vines, planter boxes with cascadin� landscape material) that results in the parkin� structure <br /> bein� adequately screened from adjoinin� parcels; (3) architectural detailin� and <br /> articulation that provides texture on the fa�ade or structure openin�s and effectivelv <br /> inte�rates the parkin� structure into the basic buildin� desi�n; and/or (4) artwork such as <br /> sculptures, murals, and mosaics. <br /> D. Bicvcle Parkin� Provision.
