State and federal health re�ulations notwithstandin�, noise <br /> and other standards shall be those applicable to commercial uses in the Mixed- <br /> Use Nei�hborhood district. <br /> v. Non-resident emplovees. Up to two persons who do not reside in the live/work <br /> unit mav work in the unit unless this emplovment is prohibited or limited bv the <br /> conditional use permit. The emplovment of three or more persons who do not <br /> reside in the live/work unit mav be permitted subiect to conditional use permit <br /> approval, based on additional findin�s that the emplovment will not adverselv <br /> affect traffic and parkin� conditions in the site vicinitv. The emplovment of anv <br /> persons who do not reside in the live/work unit shall complv with all applicable <br /> Buildin� Code requirements, OSHA, and other state and federal re�ulations. <br /> vi. Client and customer visits. Client and customer visits to live/work units are <br /> permitted subiect to anv applicable conditions of the conditional use permit, to <br /> ensure compatibilitv with adiacent commercial or industrial uses, or adiacent <br /> residentiallv zoned areas or uses. <br /> 5. Automobile Service Uses. <br /> a. Malor Automobile Service Use Restrictions. Maior Vehicle/Equipment Repair shall <br /> be permitted onlv as an accessorv use to automobile retail sales uses. All maior <br /> vehicle/equipment repair, restoration, and stora�e areas and operations shall occur <br /> within an enclosed buildin�. Used or dama�ed equipment removed from vehicles <br /> durin� the repair process shall be stored indoors or shall be deposited in an <br /> approved covered outdoor collection receptacle for appropriate off-site disposal. <br /> Outdoor stora�e and work areas are prohibited. <br /> b. Automobile Service Bav Screenin� and Location. Service bavs for vehicle repair <br /> (major and minor), restoration, and stora�e shall be screened from direct view from <br /> a public ri�ht-of-way and private properties. If service bays face a street, the service <br /> bavs shall be situated parallel to a secondarv street or allev, or adequate screened <br /> bv structures. <br /> 54.3 New Streets and Pathwavs Re�ulations <br /> A. New Streets. Sites in excess of two acres shall be desi�ned to provide block and street <br /> patterns consistent with the adiacent properties and/or surroundin� contextual <br /> environment.
