A 6.4.A. - Page 61 <br /> connections, transformers, antennas, cables, and/or satellite dishes, alarm boxes, <br /> electrical connections to si�ns and li�htin� fixtures, and li�htin�. <br /> a. Screenin�. All mechanical and air conditionin� equipment shall be shielded and <br /> screened from view from adiacent streets and properties. The screenin� shall be <br /> inte�rated architecturallv with the buildin�. <br /> (1) Ground-mounted equipment. Ground-mounted eauipment screenin� shall <br /> consist of a solid wall, solid fence, or sufficient landscapin�, and site lavout <br /> dependent on the site, land use, and district. Otherwise, such equipment shall be <br /> enclosed in a buildin�. To the extent allowed bv the applicable utilitv companv, <br /> transformers between a buildin� and the street shall be under�round. <br /> (2) Roof-mounted equipment. Appropriate buildin� massin�, as well as roof screens <br /> and/or parapet walls desi�ned to incorporate the architectural stvle of the <br /> buildin�, shall form a complete screen of all roof-top equipment. Roof-mounted <br /> equipment shall be set back from buildin� roof ed�e to minimize view of <br /> equipment from adiacent streets and properties. <br /> (3) FaGade installed equipment. Equipment installed on the fa�ade visible from the <br /> public ri�ht-of-wav shall be minimized in visual prominence, incorporated inside <br /> the buildin� wall, or located out of public view. Exposed electrical conduit is not <br /> permitted and shall be run inside buildin� walls. If pre-existin�, exposed conduit <br /> shall be concealed and at minimum painted to match the buildin�. <br /> b. Bafflin�. All mechanical equipment shall be baffled to reduce sound to levels <br /> consistent with Chapter 24 (Noise Re�ulation) of the Municipal Code. <br /> c. Location. Mechanical equipment shall not be located in required vard setback areas. <br /> 3. Trash and Recvclin� Enclosures. Trash enclosures, recvclin� area enclosures, or trash <br /> rooms shall be covered to protect from the elements, and completely screened from the <br /> view of any public ri�ht-of-way. Where trash and recyclin� enclosures are provided, <br /> enclosures must be accommodated completely within the property lines, and the <br /> materials used shall match those of the buildin�s. <br /> J. Stormwater Mana�ement. New development shall be subiect to the requirements of <br /> Redwood City Stormwater Mana�ement and Dischar�e Control Pro�ram (Municipal Code <br /> Chapter 27A). In addition, new development shall maximize onsite stormwater <br /> mana�ement throu�h landscapin� and permeable pavement to the extent feasible. <br /> 54.6 Parkin�and Stora�e Re�ulations <br /> A. Vehicle Parkin� Standards. Parkin�, access, and loadin� shall conform to the standards in <br /> Article 30 (Off-Street Parkin� and Loadin�) of the Zonin� Ordinance, except as provided in <br /> ATTY/ORD.387/GP ZONING ORD MIXED-USE NEIGHBORHOOD DISTRICT UNDER ARTICLE 54 <br /> REV:03-06-13 PT <br /> Page 58 of 86 <br />
