2.oPro�E6.4.A. - Page 97 <br /> Mixed Use - Live/Work <br /> Key land use objectives pertaining to the Mixed Use - Live/Work areas and expressed in General Plan <br /> policies include: <br /> ■ Accommodate mixed-use projects pursuant to the Land Use Map and any implementing <br /> regulations. <br /> ■ Accommodate business paradigms and infrastructure enhancements that minimize the need for <br /> automobile trips, such as live/work, home-based businesses, high-speed telecommunications <br /> support, and satellite work centers, in addition to mixed-use development strategies. <br /> ■ Support land use, mobility, and business practices enabling Redwood City residents to minimize <br /> their need to travel via automobile and enabling Redwood City businesses obtain and/or deliver <br /> goods via trucks. <br /> Light Industrial Incubator Overlay <br /> Key land use objectives pertaining to the Mixed Use - Live/Work areas and expressed in General Plan <br /> policies include: <br /> ■ Support the use of the Light Industrial Incubator Overlay to ensure retention of light industrial <br /> lands in Redwood City, and accommodate small incubator space for young businesses in green, <br /> biotechnology, software, and other emerging industries. <br /> ■ Require new and renovated industrial properties and structures to exhibit quality design and <br /> continued to be maintained. <br /> ■ Require industrial development in Employment Centers to incorporate measures minimizing <br /> negative impacts on nearby land uses. <br /> ■ Pursue new land use approaches along the different segments of the Broadway Corridor <br /> consistent with the Land Use Map. These land use approaches are designed to encourage <br /> development at an intensity and pattern that supports a street car transit system. <br /> Commercial - Office Professional/Technology <br /> Key land use objectives pertaining to the Commercial - Office Professional/Technology areas and <br /> expressed in General Plan policies include: <br /> ■ Provide areas for diverse employment and business opportunities with optimum commute <br /> access. <br /> ■ Encourage the success and vitality of Employment Centers that provide quality work and working <br /> environments for employees. <br /> ■ Encourage Employment Centers to incorporate accessory uses such as public open space and/or <br /> trails, transit amenities, child care facilities, and supportive retail uses based on the size and <br /> location of the development. <br /> ■ Require new and renovated Employment Center developments to be designed to accommodate <br /> safe and convenient walking, biking, and transit use, and to exhibit design features encouraging <br /> connections, including interconnected systems of streets and walkable blocks; innovative parking <br /> solutions that reduce surface parking lots; buildings with primary entrances on public streets and <br /> sited around common plazas, courtyards, walkways, and open spaces; extensive on-site <br /> landscaping; a coordinated and well-designed signage program; and attractive streetscapes and <br /> lighting to promote pedestrian activity. <br /> 2.1.2 Specific Land Uses <br /> Specific uses, including emergency shelters, assisted living facilities, and hotels, are also addressed in <br /> this Comprehensive 2013 Zoning Ordinance Amendment. Direction for these changes was provided in <br /> the General Plan, and, therefore, duly considered as part of the General Plan EIR.
