2.oPr�6.4.A. - Page 107 <br /> Article 31.1: Purpose <br /> Article 31.1, an existing Section of the Zoning Ordinance, was revised to clarify the need for additional <br /> regulations and provisions for miscellaneous unique uses. <br /> Article 31.2: Assisted Living Facilities <br /> Article 31.2 is a new Section of the Zoning Ordinance. It was states that residential care facilities for the <br /> elderly and skilled nursing facilities are be permitted, in addition to nursing homes, rest homes, and <br /> hospitals. Additional site development regulations were added to clarify that assisted living facilities such <br /> as residential consideration as a commercial use, subject to FAR regulations rather than density or <br /> dwelling units/per acre maximums. <br /> Article 31.5 —Hotels <br /> Article 31.5 is a new Section of the Zoning Ordinance. It was added to clarify that development standards <br /> associated with FAR calculations and allowable exemptions from the FAR calculation, including child care <br /> centers, mezzanine floor area, conference facilities, and parking areas. <br /> 2.3.8 Amendments to Article 2: Definitions <br /> As part of the Comprehensive 2013 Zoning Ordinance Amendment, the Definitions section (Article 2) of <br /> the Zoning Ordinance has been revised to include terms that the existing Zoning Ordinance did not <br /> define. These definitions include land uses and development terms to provide clarity in the reading of the <br /> Zoning Ordinance as amended. <br /> 2.3.9 Amendments to Article 3: Designation of Districts <br /> As part of the Comprehensive 2013 Zoning Ordinance Amendment, the Designations of Districts section <br /> (Article 3) of the Zoning Ordinance has been revised to identify the new Zoning Districts and Combining <br /> Districts. <br /> 2.3.10 Amendments to Article 30: Off-Street Parking and Loading <br /> As part of the Comprehensive 2013 Zoning Ordinance Amendment, the Off-Street Parking and Loading <br /> section (Article 30) of the Zoning Ordinance has been revised to clarify consistent standards by use. <br /> Parking regulations have been reduced, pursuant to General Plan direction, to encourage transit use, and <br /> facilitate walking and bicycling opportunities put in place by land use policy associated with the General <br /> Plan. Parking standards for new uses that were not previously defined in the Zoning Ordinance, but are <br /> allowed as part of this Comprehensive 2013 Zoning Ordinance Amendment, such as emergency shelters, <br /> are also included in the amendments to Article 30. <br /> 2.3.11 Changes to the Zoning Map <br /> A by-product of the Comprehensive 2013 Zoning Ordinance Amendment is a related change to the <br /> Zoning Map to implement the boundaries of the proposed implementing zones for the General Plan land <br /> use designations identified in the General Plan Land Use Map. Figure 1 presents these new and revised <br /> zoning districts, which represent the only areas of change to the Zoning Map. The areas identified as one <br /> directly correlate to those areas identified in the General Plan Land Use Map as Mixed Use - <br /> Neighborhood, Mixed Use - Live/UVork, Light Industrial Incubator Overlay, and Commercial - Office <br /> Professional/Technology.
