04/08/2013 <br /> ORIGINAL <br /> ORDINANCE NO. 1130-359 <br /> ORDINANCE AMENDING THE REDWOOD CITY ZONING ORDINANCE <br /> INCLUDING ADDING ARTICLE 54 TO ESTABLISH THE MIXED-USE <br /> NEIGHBORHOOD DISTRICT, ADDING ARTICLE 55 TO ESTABLISH <br /> THE MIXED-USE LIVE/WORK DISTRICT, ADDING ARTICLE 17A TO <br /> ESTABLISH THE LIGHT INDUSTRIAL INCUBATOR DISTRICT, <br /> AMENDING ARTICLE 25 TO ESTABLISH THE EMERGENCY <br /> SHELTER COMBINING DISTRICT AND REPEAL THE PEDESTRIAN <br /> SHOPPING COMBINING DISTRICT, AMENDING ARTICLE 16 TO <br /> MODIFY THE COMMERCIAL PARK DISTRICT, REPEALING ARTICLE <br /> 16A IN ITS ENTIRETY, AMENDING ARTICLE 29 TO MODIFY THE <br /> COMMERCIAL OFFICE DISTRICT, AMENDING THE ZONING MAP OF <br /> THE CITY OF REDWOOD CITY ESTABLISHED BY ARTICLE 60 TO <br /> DESIGNATE THE BOUNDARIES OF THE NEWLY ESTABLISHED <br /> DISTRICTS, AND MAKING CORRESPONDING REVISIONS TO <br /> ARTICLES 2, 3, 30, 31, AND 53 <br /> WHEREAS, on October 11, 2010, the City Council of the City of Redwood City <br /> ("City Council") adopted the new Redwood City General Plan; and <br /> WHEREAS, the General Plan contemplated the establishment of a Mixed-Use <br /> Neighborhood Zoning District, a Mixed-Use Live Work District, A Light Industrial <br /> Incubator Overlay, an Emergency Shelter Overlay, and a Commercial Office <br /> Professional/Technology District; and <br /> WHEREAS, this proposed Comprehensive 2013 Zoning Ordinance Amendment, <br /> which implements the General Plan, is comprised of: (a) addition of Article 54 as the <br /> Mixed-Use Neighborhood Zoning District, (b) addition of Article 55 as the Mixed-Use <br /> LiveNVork Zoning District, (c) addition of Article 17A as the Light Industrial Incubator <br /> Zoning District, (d) amendment of Article 25 to establish the Emergency Shelter <br /> Combining District and repeal the Pedestrian Shopping Combining District, (e) <br /> amendment of Article 16 to substantially modify the Commercial Park Zoning District, (fl <br /> repeal of Article 16A in its entirety, (g) amendment of Article 29 to substantially modify <br /> the Commercial Office Zoning District, (g) amendment of the Zoning Map of the City of <br /> Redwood City to designate the boundaries of the newly established Districts; and <br /> corresponding revisions to Articles 2, 3, 30, 31, and 53; and <br /> WHEREAS, on February 5, 2013, the Planning Commission recommended the <br /> City Council adopt the Comprehensive 2013 Zoning Ordinance Amendment, with either <br /> the proposed Emergency Shelter Combining District boundary or with an alternative <br /> ATTY/ORD.387/GP ZONING ORD MIXED-USE NEIGHBORHOOD DISTRICT ORD.N 1130-359 <br /> UNDER ARTICLE 54 FORMERLY MUFF#602 <br /> REV:03-06-13 PT <br /> Page 1 of 86 <br />
