04/08/2013 <br /> EXHIBIT D <br /> New Article 17A: LII (Light Industrial Incubator) <br /> District <br /> ARTICLE 17A- LII (LIGHT INDUSTRIAL INCUBATOR) DISTRICT <br /> Sections: <br /> 17A.1 - Purpose. <br /> 17A.2—Use Re�ulations. <br /> 17A.3 - Development Standards. <br /> 17A.4- Minimum Pervious Area and Stormwater Requirements. <br /> 17A.5 - FaGade Composition and Architectural Regulations. <br /> 17A.1 - Purpose. <br /> The purpose of the Li�ht Industrial Incubator Zoning District is to promote viable industrial <br /> areas by providin� a hi�hlv flexible district for the location of selected industries, especially <br /> start-up and expanding light industrial businesses. The district is intended to provide for needed <br /> incubator space for smaller uses supportin� health research, clean industrial, �reen technolo�y, <br /> and/or research and development businesses. The district is intended to preserve land for a <br /> wide range of industrial uses bv limitin�office uses. <br /> 17A.2—Use Re�ulations. <br /> 1. Allowed Uses. Table 17A-1 indicates the uses permitted (P), conditionallv permitted <br /> with a Use Permit (C), permitted as an accessory use (A), and not permitted (-) in the <br /> Commercial Park Zonin� District. Any use not specifically indicated in Table 16-1 <br /> (Allowed Uses for Commercial Park Zonin� District) as a permitted use, accessory use, or <br /> conditional use shall be prohibited unless thev are deemed by the Plannin� Mana�er to <br /> be similar and compatible uses which meet the purpose and intent of the Li�ht <br /> Industrial Incubator Zonin� District. All uses, unless stated otherwise, shall be <br /> conducted entirely within a building. <br /> 2. Applicable Re�ulations.
