The residential area to the west and north of the proj ect site is a well maintained area with a mix of <br /> standard and small lot single-family houses and apartments. Immediately west of the project site, on <br /> Oakwood Avenue,is a relatively new 11 unit small lot single-family housing development. The <br /> houses are generally two stories tall with horizontal wood siding,varying roof lines, and abundant <br /> landscaping along Oakwood Avenue. (see Photo 7) The standard lot homes are of varying <br /> architectural styles and are mostly one story. (see Photo 8) <br /> On the north side of Oakwood Avenue,immediately across from the project site,is an auto oil <br /> changing facility. The rectangular, one-story building is stucco and is well maintained. The south <br /> and west sides of the building have some landscaping and the northern half of the property is <br /> primarily a parking lot and drive aisle. The footprint of <br /> the building will be larger than the existing buildings but the building will be comparable in height to <br /> most of the buildings in the immediate area. <br /> While the proposed building will be more visually prominent than the existing building due to the <br /> increased size and orientation on the site,the project will substantially increase the amount of trees <br /> and other landscaping along the roadways and will also remove an existing pole sign and the tall, <br /> free-standing sign between the buildings. The existing buildings and parking lots are in fair to poor <br /> condition and do not visually enhance the immediate project area.
