Report of Phase I Environnzental Site Assessnzent June 18, 2008
PSI Project Nun2ber 865-8E039
7 ENVIRONMENTAL REGULATORY RECORDS REVIEW
7.1 DATABASE FINDINGS
The distribution of listed sites with respect to the property is tabulated and mapped in
EDR's report, which is appended. PSI did not image EDR's results table into the body
of this report to reduce the chance for transcription errors. The reader is referred to this
table which can be found near the front of EDR's report.
EDR reported unmappable (orphan) listed sites. PSI reviewed the information EDR
provided about these sites, and those that could be field-verified within the AMSD are
discussed in the appropriate section below.
SUBJECT PROPERTY
Review of the regulatory database information obtained from EDR indicated that
Subject Property is not listed with state, federal, or local environmental databases.
ADJOINING AND SURROUNDING PROPERTY
EDR did not report properties adjoining the Subject Property with the exception of the
following.
Facility Name Reliable Auto Repair Map ID No. 1
Address 2801 EI Camino Real Distance Adjacent (across EI Camino Real)
Redwood Cit , CA Direction Northeast
The EDR report identified Quality Care Auto Service (formerly Reliable Auto Repair) located at 2801 EI
Camino Real, adjacent to the northeast across EI Camino Real, as a HAZNET and San Mateo County
BI site.
This site is across EI Camino Real approximately 80 feet from the Subject Property and hydraulically
upgradient. These listings are associated with the removal of hazardous waste (waste oil and mixed
oil) from the property. The waste removed is consistent with its use as an auto repair facility. No
indication of a release is noted. Based on contaminant of concern, distance, and groundwater flow
direction, PSI does not consider the listin to re resent an environmental concern.
Facility Name 2762 Coast Oil Stations (Oil Map ID No. A2, A3, &A4
Changers) Adjacent (across Oakwood
Distance
Address 2762 EI Camino Real Direction Drive)
Redwood Cit , CA North
The EDR report identified Oil Changers (2762 EI Camino Real, formerly Coast Oil Stations) as a
HAZNET, HIST underground storage tank (UST), SWEEPS UST, and San Mateo County BI site. This
site is across Oakwood Drive approximately 30 feet from the Subject Property and hydraulically cross
gradient to the Subject Property.
The HAZNET listing is associated with the removal of hazardous waste (waste oil and mixed oil) from
the property. The waste removed is consistent with its use as an auto repair facility. The Hist UST
listing appears to be related to the former use of the property as a service station (Coast Oil Station).
The listin indicates that three USTs were installed at the propert two 12,000 allon and one 6,000
20
