Report of Phase I Environnzental Site Assessnzent June 18, 2008 <br /> PSI Project Nun2ber 865-8E039 <br /> Facility Name 2762 Coast Oil Stations (Oil Map ID No. A2, A3, &A4 <br /> Changers) Adjacent (across Oakwood <br /> Distance <br /> Address 2762 EI Camino Real Direction Drive) <br /> Redwood Cit , CA North <br /> gallon) in 1960. PSI completed a file review at the San Mateo County Health Services Agency <br /> Environmental Protection Division (SMEPD), which indicated that the three USTs were removed from <br /> the property by Fuller Excavating and Demolition in September 1985. The former USTs are <br /> approximately 60 feet from the Subject Property and hydraulically cross to down gradient. The tank <br /> removal was completed under the supervision SMEHD with a note in the file indicating that the tanks <br /> removed were in good shape with two soil samples collected from beneath the tank excavation. The <br /> soil samples were analyzed by Trace Analysis Laboratory, Inc. for Gasoline Volatile Hydrocarbons with <br /> the results being 29 and 41 milligrams per kilogram (mg/kg). In a letter dated July 3, 2001, SMEPD <br /> stated that no further action is required associated with these tanks. Based on the closure <br /> documentation, contaminants of concern, groundwater flow direction, and distance from the Subject <br /> Property, PSI does not believe that the former USTs represent an environmental concern to the <br /> Subject Property. <br /> The SWEEPS UST listing appears to be associated with the installation of a 500-gallon waste oil UST <br /> in 1993. Files at the SMEPD indicate that as of 2003, two 500-gallon inactive waste-oil USTs are still <br /> present at the subject property. It is unclear whether there are two USTs or whether the listing is for <br /> the same UST. Based on lack of evidence of a release, contaminant of concern, distance, and <br /> groundwater flow direction, PSI does not consider the SWEEPS UST listing to represent an <br /> environmental concern at this time. <br /> EDR reported non-adjoining properties surrounding the Subject Property. PSI <br /> considered the listed sites unlikely to impact the Subject Property, based upon factors <br /> including (but not limited to): <br /> • The nature of the listing, <br /> • The use of the site, <br /> • When the site was listed and its current listed status, <br /> • The developmental density of the setting, <br /> • The distance between the listed and Subject Property as related to the distance <br /> that releases are likely to migrate based on local surface and subsurface <br /> drainage conditions, <br /> • The reported extent of contamination and/or media affected, and <br /> • The inferred groundwater movement, <br /> 7.2 OTHER REGULATORY INFORMATION <br /> 7.2.1 FREEDOM OF INFORMATION REQUESTS <br /> PSI attempted to obtain other regulatory information through interviews.
