• Prior to demolition activities, all building materials containing lead-based paint shall be removed <br /> in accordance with Cal/OSHA Lead in Construction Standard, Title 8, California Code <br /> Regulations 1532.1,including employee training, employee air monitoring, and dust control. <br /> Any debris or soil containing lead-based paint or coatings would be disposed of at landfills that <br /> meet acceptance criteria for the waste being disposed. <br /> • All potentially friable ACMs shall be removed in accordance with NESGAP guidelines prior to <br /> any building demolition or renovation that may disturb the materials. All demolition activities <br /> will be undertaken in accordance with CaUOSHA standards contained in Title 8 of CCR, Section <br /> 1529,to protect workers from exposure to asbestos. <br /> • A registered asbestos abatement contractor shall be retained to remove and dispose of ACMs <br /> identified in the asbestos survey performed for the site in accordance with the standards stated <br /> above. <br /> • Materials containing more than one percent asbestos are also subject to Bay Area Air Quality <br /> Management District(BAAQMD)regulations. Removal of materials containing more than one <br /> percent asbestos shall be completed in accordance with BAAQMD requirements. <br /> Conformance with aforementioned existing regulatory requirements will result in a less than <br /> significant impact from ACMs and Lead. (Less Than Significant Impact) <br /> Future Operations <br /> Operation of the proposed proj ect will include the use and storage on-site of cleaning supplies and <br /> maintenance chemicals in small quantities. No other hazardous materials will be used or stored on- <br /> site. The small quantities of cleaning supplies and maintenance chemicals that will be used on-site <br /> do not pose a risk to on-site residents or workers, or adjacent land uses. (Less Than Significant <br /> Impact) <br /> 4.8.2.2 Off-Site Hazards <br /> Soil and Groundwater Contamination <br /> Two facilities located within close proximity to the site use and/or store hazardous materials. Neither <br /> facility has had documented releases of any chemicals. The facility at 2762 El Camino Real did <br /> record some residual soil contamination from three USTs that have since been removed from the site. <br /> The contamination did not extend to the groundwater and a No Further Action letter was issued in <br /> 2001. <br /> The two identified facilities do not pose a risk to the project site because of their distance from the <br /> project site,the lack of documented releases from these facilities and/or current"closed"regulatory <br /> status, and the direction of groundwater flow relative to the project site.
