<br /> Because there are no sidewalks along the project frontages,there are no formal driveways. Cars can
<br /> enter the site along the entire El Camino Real frontage and along a portion of the Oakwood Avenue
<br /> frontage near the intersection. There is a six-foot wood fence that currently separates the large
<br /> parking area from Oakwood Avenue and no automobile access is provided.

<br /> 4.10.1.2 Surrounding Land Uses
<br /> Development in the project area is a combination of low-rise commercial buildings and housing. The
<br /> project site is adjacent to a two-story motel to the south, mixed residential to the west,residential and
<br /> commercial to the north, and El Camino Real to the east.
<br /> The motel is a two-story building with a minimal setback along its northern site boundary (i.e.,the
<br /> property line shared with the project site) and is set back approximately 10 feet from El Camino
<br /> Real. The back of the L-shaped motel building faces the project site and the primary building fa�ade
<br /> faces south into a surface parking lot.
<br /> The residential area to the west and north of the project site is a mix of standard and small lot single-
<br /> family houses and apartments. Immediately west of the project site is a relatively new 11 unit small
<br /> lot single-family development. The houses are two stories tall with approximately five foot setbacks
<br /> between the buildings and a substandard three foot setback along the eastern property line(i.e.,the
<br /> property line shared with the project site).
