On the north side of Oakwood Avenue,immediately across from the project site,is an auto oil <br /> changing facility. The one-story building has four service bays and a small office. Access to the site <br /> is provided by a single driveway on Oakwood Avenue but cars can exit onto Oakwood Avenue or El <br /> Camino Real. <br /> 4.10.1.3 Existing Land Use Designation and Zoning <br /> The MUN—Mi�ed Use Neighborhood General Plan and zoning designations are intended for <br /> moderate-scaled, mixed-use developments that include residential and neighborhood-serving <br /> commercial uses in a pedestrian-oriented setting. Both of these circumstances are aspects of land use compatibility. <br /> Potential incompatibility may arise from placing a particular development or land use at an <br /> inappropriate location, or from some aspect of the project's design or scope. Depending on the <br /> nature of the impacts and its severity,land use compatibility conflicts can range from minor irritation <br /> and nuisance to potentially significant effects on human health and safety.
