• Improve safety and public health; <br /> • Strengthen pedestrian and bicycle connections with the corridor; and <br /> • Pursue environmentally sustainable and economically viable development patterns. <br /> In Redwood City,the Grand Boulevard Initiative is specifically intended to transform El Camino <br /> Real from a suburban,low-density strip commercial highway to a vibrant,mixed-use,pedestrian- <br /> friendly boulevard that links regional transportation improvements and local economic development <br /> efforts. New development projects should emphasize pedestrian orientation in site and building <br /> design to promote a walkable environment with active street frontages,well-scaled and designed <br /> buildings, and engaging outdoor spaces. The City intends for new development to be more dense to <br /> increase opportunities for residents to live near goods, services,transit, and entertainment. <br /> The proposed project would replace two single-story commercial buildings (one of which has been <br /> vacant for more than 10 years)with an assisted senior living facility that has been designed to create <br /> a pedestrian-oriented environmental along El Camino Real. The building would place both housing <br /> and jobs along El Camino ReaL In addition,the building would be oriented toward El Camino Real <br /> with the parking and vehicle access in the rear off of Oakwood Avenue, making the El Camino Real <br /> frontage more pedestrian friendly. The pedestrian environment would also be enhanced by the <br /> project with the construction of sidewalks along both the El Camino Real and Oakwood Avenue <br /> frontages. The proposed project is located within walking distance of existing transit and shopping. <br /> Therefore,the proposed project would be consistent with the Grand Boulevard Initiative. (No <br /> Impact) <br /> Other Land Use Issues <br /> The project would be constructed on an existing developed,urban site and would not divide an <br /> established community. The proposed project would not conflict with any habitat conservation plan <br /> or natural community conservation plan.
