Section 5. Planned Development Permit [PDP2013-02); The <br /> Planning Commission finds that: <br /> a. The Project will pro�ide an environment of physical and <br /> functional desirability, in harmony with the character of the <br /> surrounding neighborhood and Downtown Precise Plan <br /> area. <br /> Section �. Planned Community Permit (DPC2012-13): The Planning <br /> Commission finds that: <br /> a. The Praject and improvements proposed by Planned <br /> Community Permit Applicatian Na. DPC2012-13 are <br /> cons�stent with, canfiorm to the i�tent af, and will <br /> appropriately implement the Downtown Precise Plan for tf�e <br /> Classics at Redwoocf City Project; <br /> b. The establishment, maintenance and operation af the <br /> Project and impro�ements proposed by Planned Community <br /> Permit No. DPC2012-13 will not, ur�der the circumstances af <br /> this particular case, be detrimental to the hea[th, safety <br /> peace, morals, or general welfare of persons residing or <br /> working in the n�i�hborhood of the Project, or be detrimental <br /> ar injurious to property or improvements in the neighborhaod <br /> of the project, or to the general welfare of the Ci�y, because <br /> fhe Project has been found to be consistent with the <br /> community goals established in the City's General Plan an� <br /> Zaning Ordinance; <br /> c. The Project and impro�ements comply fully with alf <br /> appiicable standards of the DTPP; and <br /> d. The Project and improvements comply with all but 10 <br /> guidelines af the DTPP, The aspects of the Project which do <br /> not confarm to the guidelines of the DTPP nonetheless <br /> adequately promote the overafl intent of the DTPP. <br /> Section 7. The Tentati�e Ma�, Condominium Permit, Planned <br /> Devefopmen� Permit, and Planned Community Permit are hereby granted based <br /> on the Planning Commission's cor�sideration and reliance on the lnitial Study and <br /> in accorc�ance with tf�e plans, detafis and descriptians contained therei�, and <br /> subjecf to the following Conditions of Approval: <br /> CONDfTIONS �F' APPROVA�: <br /> 1.
