RESOLUTION NO. 13-12 <br /> A RESOLUTION OF THE PLANNWG COMMISSION OF THE <br /> CITY OF REDWDOD CITY APPROVING A TENTATfVE PARCEL <br /> MAP AND A PLANNED COMMUNITY PERMIT FOR 601 MAIN <br /> STREET PURSUANT TD THE CITY OF REDWOOD CITY'S <br /> DOWNTOWN PRECISE PLAN AND SUBDIVISfON ORDINANCE <br /> WHEREAS, Applicant, Lennar Multi-Family In�estars, LLC has submitted <br /> an application far a Tentative Parce! Map anc! a Planned Community Permit for <br /> an 8-story residential project consisting of 196 unifs located at 601 Mair� Street <br /> (the Project) which is within #he Dawntown Precise Plan area; and <br /> WHEREAS, on April 23, 2013 and May 7, 2013 the Architecturai Advisory <br /> Committee (AAC} held meetings to consider the praposed four (4) deviations <br /> from the guidelines of the Downtown Precise Plan (DTPP), anci unanimausly <br /> found that the proposed deviations are consistent with the general i�tent of fhe <br /> DTPP and unanimously recommer�ded approval of said cfeviations; and <br /> WHEREAS, the Planning Camrr�ission o�f the City of Redwood City <br /> ("Commission"} is empowered by the Subdivision Ordinance of the Redwaad Ci#y <br /> Mun�cipal Code to act upon applications for Tentative Parcel Map applications <br /> and by the Downtown Precise Plan to act upon applications for Planned <br /> Community (PC) permits; and <br /> WHEREAS, on June 4, 2013, the Commission consiciered an Initial Study <br /> checklist prepared by the City's Planning Di�ision and its findings, the previously <br /> certifiecE Downtawn Precise Plan Program EIR (State Clearinghouse <br /> #2006052�27}, the staff reports, oral and written, and testimony and materials <br /> presented by all those wishing to be heard on fhis Projects at the noticed pub�ic <br /> hearing an this matter; ar�d <br /> WHEREAS, on June 4, 2013, pursuant to Section 2.0.3-A-'E-a on page 28 <br /> of the DTPP, the Planning Cammission considered and accepted the <br /> recommendation of t�e AAC regarding the Project's pro�osed deviations from <br /> the guidelines of the DTPP; and <br /> WHEREAS, an June 4, 2013, the Cammission conducted a public <br /> hearing, in accordance with all applicable requirements of the Subdivision Map <br /> Act and the Redwood City Municipal Code, ta consider Tentative Parcel Map <br /> Application No. TM2013-02, ancE all applicable requirernents of the Stat� <br /> Planning and Zoning Law and the Downtown Pr�cise Plan to consider approval <br /> of Planned Community Permit Applicatian No. DPC2013-02; and <br /> WHEREAS, the Commission has determinec� that the proposed Tentati�e <br /> Parcel Map and Planned Community Permit would fur�her the purposes of and <br /> ATTYIRESO.28fi7l601 MAIN STREET TEf�TATIVE FARCEL MAP AND PC PERMIT <br /> REV:06-05-13 VR <br /> ?age i of 11 <br />
