<br /> --- -- ------ --- --- . - - - - -.- ---- <br /> David Irmer, President, Sausalito Equity Interests, Inc. described his <br /> ten-year participation in the development of Sequoia Station, previous <br /> use of eminent domain that allowed Sequoia Station to go forward, and <br /> the desire of the current owner Safeway to complete the project. Mr. <br /> Irmer asked the Agency to give him the opportunity to work with all the <br /> principals, and that each party develop a site specific plan and bring <br /> it back to the Agency for review. Mr. Irmer described the financial <br /> realities of developing Sequoia Station and assured the Agency that only <br /> a company as big and as strong as Safeway would be financially able to <br /> develop the last parcel of the project. <br /> Joe Steinfeld, Main Street Merchant, suggested that Safeway buy the <br /> property across Jefferson to the south and move the auto dealership to <br /> that property. <br /> City Manager Everett asked the Director's to not make a decision at this <br /> time regarding redevelopment of the subject site, but direct staff to <br /> prepare a report on the following issues and bring it back to the Agency <br /> within 60 days: <br /> 1. What are the owners and leaseholders of the subject site willing to <br /> do to improve the appearance of the property and make it more <br /> compatible with Sequoia Station? <br /> 2. What would that corner look like without the auto dealership? <br /> 3. What is the best 1 and use for that site? <br /> 4. Are there good alternative locations for the auto dealership? <br /> 5. What are the revenue impacts if the dealership moves out of the <br /> City? <br /> Director Greenalch stated that although the status quo was not <br /> acceptable to him it should be included as an option in the report, <br /> Mr. Irmer's track record was admirable, the master developer of the <br /> project did not want an auto dealership on that corner, but he wanted <br /> the auto dealership to remain unless a Solomonic solution could be <br /> found. <br /> The Directors discussed the need to involve all five parties in the <br /> options developed for that site: Mr. Al Davies, Mrs. Rosalie Davies, <br /> the Kopfs, Safeway and the Redevelopment Agency. <br /> M/S: lA BERGEIGASPARINI TO DIRECT STAFF TO PREPARE A REPORT ADDRESSING <br /> THE FIVE ISSUES lISTED ABOVE BY THE CITY MANAGER, INCLUDING THE STATUS <br /> QUO, AND BRING IT BACK TO THE AGENCY WITHIN 60 DAYS. <br /> CARRIED BY UNANIMOUS VOICE VOTE. <br /> MINUTE ORDER NO.
