8.A. - Page 24 <br />Phase I. The landscaping plan shall indicate how the proposed landscaping shall <br />screen the new night time street lighting from adjacent properties. The applicant <br />shall construct/install all improvements shown on the approved plans. <br />Mitigation Measure Aesthetics -4: The applicant shall submit a detailed landscaping plan for <br />the review and approval of the City of Redwood City Planning Division and the <br />City Landscape Architect prior to issuance of building permits for each new <br />residence. The landscaping plan shall indicate how the proposed landscaping shall <br />screen the new night time lighting from adjacent properties. The applicant shall <br />construct/install all improvements shown on the approved plans. <br />Mitigation Measure Biology -15: The CC&Rs for the project site shall include provisions for <br />the maintenance and protection of all trees within the project area. These <br />provisions shall include the protection of significant tree resources in the project <br />area both during and after all construction activities. The plan shall, at a <br />minimum, include that all existing trees with a trunk diameter of 12 inches or <br />more, and all replacement trees, be inspected for hazard potential and <br />maintenance by a certified arborist, registered consulting arborist, or a registered <br />professional forester once every two years. <br />Mitigation Measure Biology -16: The applicant shall add provisions within the CC&Rs for the <br />replacement of trees, vegetation, and/or landscaping if said elements fail to <br />survive. Replacement of trees, vegetation, or landscaping shall be in kind, both in <br />quality and quantity, and shall be installed within 90 days of the death of the <br />previous vegetation. <br />Finding: Implementation of Mitigation Measures Aesthetics -2, Aesthetics -3, and <br />Aesthetics -4, Biology -15, and Biology -16 would reduce light and glare impacts to <br />a less -than -significant level. <br />Facts in Support of Funding: Implementation of Mitigation Measure Aesthetics -2 would reduce <br />street light -related impacts by ensuring that any installed street lighting would <br />comply with all of the City's standards, as described on pages 3.1-7through 3.1-8 <br />of the Draft EIR, which is hereby incorporated by reference. <br />Implementation of Mitigation Measures Aesthetics -3 and Aesthetics -4 would <br />reduce impacts from new residential and street lighting by using landscaping to <br />screen the lighting from adjacent properties, as described on pages 3.1-7 and 3.1-8 <br />of the Draft EIR, which are hereby incorporated by reference. <br />Implementation of Mitigation Measures Biology -15 and Biology -16, as described <br />on page 3.3-21 of the Draft EIR and FEIR page 4-16,require maintenance of <br />significant tree resources and replacement of landscaping if it fails to survive. <br />These measures ensure long-term screening of the lighting from adjacent <br />properties. <br />BIOLOGICAL RESOURCES <br />
