8.A. - Page 106 <br />Preparation of new planning guidelines to appropriately address <br />development on Laurel Way. Many of the vacant parcels have <br />steep slopes, do not conform to minimum lot requirements, and <br />may require variances, lot line adjustments, etc. These guidelines <br />should first be established for all remaining parcels on Laurel Way <br />before any development can occur. <br />Staff has no choice but to deny your application, unless the above <br />items are completed or the policy is modified by City Council. <br />This denial of the Architectural Permit may be appealed to the City <br />Council by submitting a letter to the City Cleric together with a <br />processing fee of $100. The item will then be scheduled for a public <br />hearing.
