He stated there are a number of pending projects that will have the same <br /> issue. <br /> Mr. Lyon stated that the minimum is definitely 20 because of the Fire Department <br /> requirements. He stated there will not be something narrower than that unless those <br /> codes change. <br /> Commissioner Tabing stated there will probably never be a proposal for under 20 feet. <br /> Mr. Lyon replied that yes, unless or until the codes change. <br /> Commissioner Tabing asked how the City could be pulled into a dispute because they <br /> approved a 6-foot non-standard setback. <br /> Mr. Lyon replied that it makes the most sense design-wise to have the first lot oriented to <br /> the street. He stated that were the front door facing the private roadway, the 6-foot <br /> wouldn't change. It would change a rear yard to a side yard, so there would be no <br /> movement of the building, it would just be the definition. <br /> Commissioner Tabing asked if the orientation of the door were changed it would be in <br /> compliance. <br /> Mr. Lyon replied yes. He stated prior to 1991 the rear-yard setbacks were 6 feet.
