He stated it does not seem important to do that here in <br /> the driveways and garages, but rather a requirement that doesn't allow parking on the <br /> public roadway. <br /> Mrs. Ramirez noted it is a private roadway but his comment is duly noted. He stated that <br /> condition of approval could be included in the motion. <br /> Commissioner White stated he is overall in support. He stated his concern for the six <br /> foot setback. <br /> Vice Chair Schmidt asked about the parking requirements. <br /> Mrs. Ramirez stated the Commission and the City can require certain provisions to be <br /> included in the CCNRs. <br /> Vice Chair Schmidt asked if it is the developer's intention to keep the vegetation by the <br /> duplexes. <br /> Mr. Chamberlain stated the trees in poor condition are some fruit trees. He stated most <br /> the trees are in good condition and the owner is concerned about some redwoods that <br /> might have an effect on his foundation. <br /> Vice Chair Schmidt stated his concern is to maintain privacy. <br /> Commissioner Tabing asked about the width of Dillon, the nearby street. <br /> Mr. Lyon stated it is slightly wider than what is being proposed. <br /> Commissioner Tabing asked what the narrowest private roadway the City has proposed. <br /> He stated the exception needs to be made for a good reason and not just to maximize <br /> the buildings. <br /> Mr. Lyon stated that engineering standard is 25 feet in width plus a five-foot pedestrian <br /> walkway. He stated what is keeping the street to 20 feet is the fire access requirement. <br /> He stated the width also depends on if it is a one-way or two-way roadway. He stated in <br /> the Staff evaluation they agreed the 20-foot roadway proposed would be appropriate <br /> from a fire and engineering perspective. <br /> Page 14 of 16 <br />
