No one else came forward. <br /> Next steps; <br /> Review of proposals to the Redevelopment Agency Board of Directors at its March 10, 1997 <br /> meeting regarding negotiations, the DDA, Planning and Architectural Advisory Committee <br /> r~view and changes in the number of housing units and retail footage. <br /> Housing Specialist Sheena, Senior Planner Riordan and Director Church described the <br /> number of property owners in the Area and the possible amalgamation of ownership. They <br /> explained the impacts of individual, piecemeal developments as compared to one or a few <br /> larger developments. Director Church advised that without assistance ITom "the Agency, <br /> the private market acting alone probably can't get accomplished what is planned here, <br /> simply because of the number of ownerships and the small size of parcels." He added that <br /> this Project Area could take 15 to 20 years to completely develop. <br /> City Manager Everett summarized the conceptual plan, advised how toxics mediation can <br /> slow down developments for years; described the important role eminent domain powers <br /> play in this type of development; and underscored the need for caution so as not to develop <br />-.- part of the Project Area and leave other parts "undevelopable" due to size and location. <br /> Chairman Hartnett thanked everyone for the presentation, and for the public comments. <br /> 6.
