<br />Director Church said, "We drew the boundary to take in the properties we thought <br />were relatively easy to do quickly, because of the window of opportunity issue. The <br />other piece of the area could essentially be plarmed subsequently. We could do the <br />Specific Plan while this effort is going on for owner participation for the first area. <br />There are some very difficult problems with that other area. Residential is not <br />undoable, but it gets very expensive as some of you know. The Pacific Bell building is <br />going to be a fixture we think, because of the inITastructure costs. There are some <br />pieces there that we probably can't do anything about." <br />In response to Board Director Claire's questions regarding the project on Main and <br />Middlefield, Director Church said, "There were 2,000 applications taken out, 650 <br />about came back for 81 units.... There were 100 and some at least (for Wyndham <br />Place.)" <br />Director Ruskin said, "I understand that staff is saying that some of the area all the <br />way to Jefferson is not practical. Are you also saying that you are now about to <br />expand the area significantly beyond what we have been discussing, to include <br />substantial other areas. You will take this area as wide as is practical?" Director <br />Church said, "At least in part that was driven because we heard last week that the <br />Lonestar site alone probably wasn't big enough to do a mix of owner and rental." <br />Director Ruskin said, "I think a good mix might be 75% 'for sale', 25% rental. <br />Maybe a little more 'for sale'." <br />Director Claire said, "In the motion there is no indication about the mix, and I also <br />want to make sure that in the motion there is no limit to Wilson, and if a developer <br />could see his or her way fit to go all the way to Jefferson, I would not want to limit <br />that." <br />City/Redevelopment Agency Schricker said, "I suggest that to accomplish that <br />purpose that there would be included in the motion, the Request For Proposals going <br />out, would not foreclose the opportunity, but request response to full area <br />development, although not necessarily making a proposal for it.
