The owner/ applicant shall file a Condominium Plan with the State <br /> Department of Real Estate, creating commercial units within the project, prior to <br /> issuance of final occupancy. <br /> 31 . Applicant shall submit Covenants, Conditions and Restrictions (CC&Rs) to <br /> the City for review and approval. The CC&Rs shall provide for the maintenance of all <br /> infrastructure and utilities within the Project site or constructed to serve the Project <br /> which serve two or more units and are not accepted by the City or a utility company for <br /> maintenance. This shall include, but not be limited to, the private open spaces, shared <br /> parking spaces, common walkways, common landscaping, and the stormwater drainage <br /> and sewer collection systems. The CC&Rs shall be submitted to the City Engineer or <br /> designee for review and approval prior to Final Map approval. The CC&Rs shall be <br /> recorded upon Department of Real Estate approval of the Condominium Plan, prior to <br /> Final Occupancy. <br /> 32. The owner/applicant shall be responsible for relocating the existing storm <br /> drain and other utilities traversing the site. <br /> 33. The applicant/contractor shall apply for a Construction Improvement <br /> Permit from Community Development Department for work in the City public right-of- <br /> way, easements, or property in which the City holds an interest prior to any <br /> construction. <br /> 34. The applicant shall provide all field survey data related to the project. <br /> The data shall be provided in AutoCad drawing files. <br /> 35. The fire flow required is 3500 GPM with four fire hydrants required, <br /> spaced 350' apart. This includes the use of existing fire hydrants in proximity to the <br /> project. The applicant shall be responsible for their installation at locations to be <br /> determined by the City prior to issuance of a Building permit. Modifications may be <br /> permitted under fire protection systems under design development. All requirements <br /> pertaining to High-Rise Buildings as stipulated by the State Building Code shall be met. <br /> 36. An automatic fire sprinkler systems meeting the requirements of NFPA <br /> Standard 13 is required for this Project. Two risers may be necessary due to the <br /> size of the structure. The applicant shall comply with the Fire Department <br /> requirements at all times. Back-up water supply will be required on-site. <br /> 37. The installation of manual wet-standpipe system, meeting the <br /> requirements of NFPA Standard 14 is required as part of this Project. <br /> 38. The installation of a firefighter communication system meeting the <br /> requirements of the Redwood City Fire Code is required as a part of this Project.
