8.A. - Page 34 <br /> 39. Red curb paint and "No Parking" signage shall be installed by the <br /> applicant as a part of this project at certain locations upon confirmation of Fire <br /> Department connections and fire hydrants. <br /> 40. Applicant shall comply with all City, State and Federal regulations, <br /> applicable to the Project, related to: fire and life safety, ADA requirements, and all <br /> general building code regulations as per the State Building Code as adopted and <br /> amended by the City of Redwood City. <br /> 41 . The applicant shall retain a Civil Engineer to prepare "as-builY' or <br /> record" drawings, and the drawings shall be submitted in AutoCad format. <br /> 42. All internal garage drains shall be plumbed to the sanitary sewer, not the <br /> storm drain. <br /> 43. If the semi-subterranean garage will necessitate groundwater pumping <br /> into the sewer system, a Discharge fee will apply and a Discharge Permit will be <br /> required by South Bayside System Authority (SBSA) and the City of Redwood City. <br /> 44. Parking garage ramps shall be designed in conformance with Volume I II <br /> of the Engineering Standards, and shall consider safety and visibility of pedestrians <br /> to the satisfaction of the City Engineer. Furthermore, if the modified parking garage <br /> entrances conflict with any surface or subsurface utilities the Applicant shall relocate <br /> the utilities to be outside of the drive aisle. <br /> 45. Prior to removing any public parking spaces from public use during <br /> construction, where applicable, the applicant shall apply for Parking Meter Construction <br /> Zone Hoods per Municipal Code sections 20.175 through 20.183. Parking meter <br /> construction zone hoods shall be issued upon payment of a deposit of ten dollars <br /> ($10.00) per hood issued, refundable upon return of the hoods, and a nonrefundable <br /> fee of three dollars ($3.00) per day per hood issued. For those parking meters that <br /> will be temporarily removed during construction, the applicant shall be required to <br /> replace them after project completion, per the direction of the City Engineer. <br /> 46. Prior to Final Map approval, the applicant shall provide a shared <br /> parking covenant (in a form acceptable to the Community Development Director and <br /> the City Attorney) providing the City with assurance that the shared parking <br /> obligations under the Downtown Precise Plan with respect to the project will be met <br /> and to assure that public parking supporting the downtown businesses will be <br /> provided for the commercial component of the project, at a minimum Monday <br /> through Friday, 8:00 a.m. to 5:00 p.m. The shared parking covenant shall be <br /> recorded against the property along with the Final Map. <br /> ATTY/RE50.2925/APPEAL OF 525 MIDDLEFIELD <br /> REV: 11-13-13 VR <br /> Page 11 of 12 <br />
