8.A. - Page 65 <br /> RESOLUTION NO. 13-21 <br /> RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br /> REDWOOD CI7Y APPROVlNG A TENTATIVE MAP, CONDOMINIUM <br /> PERMIT, PLANNED DEVELOPMENT PERMIT AND A PLANNED <br /> COMMUNITY PEFtMIT FOR 525 MIDDLEFIELD ROAD PURSUANT <br /> TO THE CI7Y OF REDWOOD CI7Y'S DOWNTOWN PR�CISE PLAN <br /> AND SUBDIVISION ORDINANCE <br /> WHEREAS, Applicant, bowntown RWC Res, LLC has submitted an application <br /> for a Tentative Map, Condominium Permit, Planned Development Permit and a Planned <br /> Community Permit for a new development consisting of up to 471 multifamily <br /> residences and commercial uses located at 525 Middlefleld Road (the Project) which is <br /> within the Downtown Precise Plan area; and <br /> WHEREAS, on July 16, 2013 the Architectural Advisory Committee (AAC) held <br /> meeEings to consider the proposed five (5) deviations from the guidelines of the <br /> Downtown Precise Plan (DTPP), and unanimously tound that the proposed deviations <br /> are consistent with the general intent of the DTPP and unanimously recommended <br /> approval of said deviations with minor revisions as completed by the Applicant; and <br /> WHEREAS, on August 14, 2013 the Historical Resources Advisory Committee <br /> (HRAC) held a meeting to consider the potential impacfs of the project on the adjacent <br /> historical resource located at 605 Middlefield Road that could result in "substantial <br /> adverse changes". The HF2AC unanimously found that the proposed project will no# <br /> have an adverse impact on the historic resource located at 605 Middlefield Road; and <br /> WHEREAS, the Planning Commission of the City of Redwood City , <br /> {"Commission") is empowered by the Subdivision Ordinance of the Redwood City I <br /> Municipai Code to act upon applications for Tentative Map and Condominium Permit i <br /> applications, by the City Zoning Ordinance to act upon Planned Development I <br /> Permits, and by the Downtown Precise Plan to act upon applications for Planned � <br /> Community {PC) permits; and � <br /> 1 <br /> WHEREAS, on September 3, 2013, the Commission considered an Initial i <br /> Study checklist prepared by the City's Planning Division and its findings, the � <br /> previously certified Downtown Precise Plan Program EiR (State Clearinghouse <br /> #2006052027), the staff reporfs, oral and written, and testimony and materials <br /> presented by all those wishing to be heard on this Projects at the noticed public I <br /> hearing on this matter; and <br /> ATTYfftES0.2900/Pt RE50 APPROVING 525 MIDOLEFlELD TM,CONDQ PD&PC PERMIT , <br /> REV:08-29-13 VR �� <br /> Yagc I of I2 <br />
