The applicant shall be required to secure adequate parking for any and all <br /> construction trades outside of Downtown Redwood Ciiy, unless or until the parking <br /> podium is available on the project site at which time any and afl parking associated with <br /> construction trades shall be contained on the project site. <br /> 49. Upon approval of the final project design the applicanf shall provide for the <br /> City's use a scaled model of the project or adequate funds to build the scaled model for <br /> purposes of adding to the City's scafed model of Downtown. 7he specifications for the <br /> model shall be determined by the Community Development Director, or his/her <br /> designee. <br /> 50. Pursuant to Section 66474.9(b) of the California Government Code <br /> and/or Redwood City Municipal Code Section 1.54, Applicant shall defend, indemnify, <br /> and hold harmless the City, its agents, officers, and employees from any claim, <br /> action, or proceeding against the City or its agents, officers or employees, to attack, <br /> set aside, void, or annul an approval of the City, including but not limited to the City, <br /> and the City's agents, officers or employees, concerning fhe tentative map and/or <br /> development permit. The City sha�l promptly notify Applicant of any such claim, action <br /> or proceeding and shall cooperate fulfy in the defense. <br /> 51. No building or zoning permif shall be issued, and no use shail be <br /> established except in accordance with and subject to the terms and conditions <br /> outlined above, and in no case shall such permit be issued or use established <br /> prior to the final action on any appeals that may be filed within the appeal period. <br /> Any appeal made in accordance with the provisions of Section 2.0.3 of the DTPP is <br /> to the City Council and must be received by the Ciry Clerk no later than fifteen <br /> calendar days after the date of lhe notice of official action. As such, the map and <br /> permit approvais shall take effect on the sixteenth (16th) day following the date of the <br /> notice of final decision unless an appeal to said decision has been filed in <br /> accordance with Article 48 of the City Zoning Ordinance. <br /> Section 8.
