8.A. - Page 153 <br /> INDIGO <br /> Project Description <br /> Revised November 7, 2013 <br /> Propertv <br /> The Indigo project site encompasses the entire block bounded by Middlefield Road, Bradford <br /> Street, Jefferson Avenue, and Veterans Blvd., with the exception of a retail strip center along <br /> the northernmost portion of the block fronting on Veterans Blvd. The 2.44 acre site is within <br /> the Redwood City Downtown Precise Plan Area. <br /> The property is fully developed with approximately 30,700 SF of commercial office space <br /> spread over seven single and two story structures with ancillary surface parking. The existing <br /> commercial uses include a San Mateo Credit Union branch and mortgage center (SMCU), <br /> Wings Learning Center (relocating to 1201 Main Street), the American Bakery and <br /> Confectionary Workers International Union Local office (Baker's Union), and some small <br /> miscellaneous office space. All existing improvements within the private property boundaries <br /> will be vacated, demolished and cleared from the site. SMCU shall temporarily relocate, to <br /> return to a space in the new project. The Baker's Union and Wings Learning Center have <br /> found new locations in the region. <br /> DTPP Desi�nation <br /> The property is zoned P— Planned Community District and is within the Downtown Precise <br /> Plan Area. <br /> The project is subject to the Standards and guidelines of the following DTPP designations: <br /> Historic Mitigation Non-Historic Mitigation Group 6 <br /> Group: Use Zone: Downtown General <br /> Corridor Type: City Street <br /> Parking Zone: Parking Zone 2, Typical <br /> Height Zone: 10 Story Zone <br /> Character Zone: North of Marshall District <br /> Proiect Configuration <br /> The project as proposed will be comprised of approximately 471 residential units with <br /> ancillary uses, +/- 10,000 SF of retail space, and an approximate 3,000 SF leasing office. The <br /> configuration consists of three, eight-story towers rising from a three level parking structure, <br /> set one full-level below grade. Overall height of the project is 10 stories. <br /> The parking structure will encompass the entire footprint of the property (excluding the <br /> northern 10' utility easement) with three stories of residential units wrapping the outside of <br /> the Middlefield, Bradford and Jefferson perimeters of the structure. A tower will front on <br /> each of the three perimeter streets, each tower served with its own lobby entrance. A leasing <br /> office will be located at street level in the Bradford tower. The Bradford Tower will include a <br />
