Effective Date; and (c) with respect to all other matters, including building, plumbing, <br /> mechanical and electrical codes, the ordinances, rules, regulations, official policies, standards <br /> and specifications in force and effect as may be enacted, adopted and amended from time to <br /> time, including New City Laws, except those in conflict with this Agreement or the Existing <br /> Approvals. <br /> "Applicable Law" means the Applicable City Regulations and all State and Federal laws <br /> and regulations applicable to the Property and the Project as enacted, adopted and amended from <br /> time to time. <br /> "Arts and Music Contribution" is defined in Section 3.8.3. <br /> "Assignee" is defined in Section 6.1. <br /> "Assignment" is defined in Section 6.1.2. <br /> `Bicycle Contribution" is defined in Section 3.4. <br /> "Broadway Roadway Configuration Contribution" is defined in Section 3.12. <br /> "Bus Shelter Contribution" is defined in Section 3.5. <br /> "Certificate" is defined in Section 5.1.4. <br /> "CEQA" shall mean the California Environmental Quality Act, California Public <br /> Resources Code section 21000, et seq., as amended from time to time. <br /> "CEQA Guidelines" shall mean the State CEQA Guidelines (California Code of <br /> Regulations, Title 14, section 15000, et seq.), as amended from time to time. <br /> "City" means the City of Redwood City. <br /> "City Manager" means the City's City Manager or his or her designee. <br /> "City Review of Roadway Changes" is defined in Section 3.12.3. <br /> "City Parties" means and includes City and its elected and appointed officials, officers, <br /> employees, contractors and representatives. <br /> "Community Sustainability Fund Contribution" is defined in Section 3.3. <br /> "Comprehensive Reconstruction" is de�ned in Section 3.4. <br /> "Connection Fees" means those fees charged by City on a citywide basis or by a utility <br /> provider to utility users as a cost for connecting to water, sanitary sewer and other applicable <br /> utilities, except for any such fee or portion thereof that constitutes an Impact Fee, as defined <br /> below. <br /> "Consultant" is de�ned in Section 2.2.3. <br /> 4 <br /> ATTY/AGR/2013.134/STANFORD DEVELOPMENT AGREEMENT <br /> REV: 08-14-13 PT <br />
